1 Ardnoe House has a no smoking policy throughout the property. Please do not smoke in or near the house.
2. Payment: This is by bank transfer to the nominated account, or by credit or debit card. If you book using the Q-book channel on our website, 30% deposit will be taken by card at the time of booking. The balance payment is due 8 weeks before the start of your holiday. Unless you request otherwise, your card details will be securely stored by our payment provider and used to take the balance payment, when due. If you do not wish this to happen, e.g. prefer to pay the balance payment by another means, please inform us by email, at least a week before this is due.
3. Cancellation: If you cancel more than 6 weeks (42 days) before the start of your holiday, we will refund all payments made in full. If you cancel between 28 days and 42 days before the start of your holiday, we will refund 50% of the cost of your stay. For cancellations in the 28 days before your holiday, payments made are non-refundable. Please ensure you have appropriate travel insurance to cover unforeseen eventualities.
4. Check in is any time after 4.00pm and check out is by 10.00am. We will be flexible with these times whenever we can, more likely to be possible outside the busy summer season. You will receive details of how to access the key safe, separately by email.
5. No persons, more than the number agreed at the time of booking are to occupy the property.
6. Ardnoe House is a family home in a quiet neighbourhood. The person responsible for the booking must be over the age of 28.Stag and Hen dos and parties of any kind are strictly prohibited. We reserve the right to terminate the visit of any persons whose conduct we become aware, is detrimental to the quiet neighbourhood.
7. We provide a modern in-ground trampoline for guest’s enjoyment. Please treat this with respect. No shoes/dogs/bikes/scooters or similar on the trampoline. Please remember that trampolines can be dangerous and supervise children as age appropriate.
8. No liability shall be accepted by the owners for accident or injury to guests, either within the property or outside.
9. Your comfortable and enjoyable holiday is of the upmost importance to us. If you have any cause for concern or complaint, please report this at the earliest opportunity.
10. We cannot be held responsible for circumstances beyond our control, including but not limited to fire, storm, explosion, flood, act of God, action or advise of any Government or Government Agency, failure of supply of electricity, water or water leakage. If we are forced to cancel your holiday before your arrival, because of severe damage to the property, or any other circumstances beyond our control, all monies paid will be refunded, and the responsibilities of the owner will be at an end.
11. Please take care with our house and contents. You are responsible and liable for any breakages or damages which you cause to the accommodation, or its contents, normal wear and tear excepted. Please report these as soon as they occur to reduce inconvenience for yourselves as well as subsequent guests. We do not normally charge for minor damage, but may send you an invoice for repair if the damage or breakage is significant. We also reserve the right to charge for additional cleaningbeyond what is normally expected.
12. We allow one or two well behaved dogs by prior arrangement. No dogs in any of the bedrooms please, or on any furniture.Please do not leave dogs unattended, inside or outside the property.
13. No liability shall be accepted by us for any loss or theft of, or damage to, the personal property of guests whether in the buildings or grounds of Ardnoe House or any vehicle.
14. These terms and conditions shall be governed by Scottish Law.
15. Data gathered during your booking may be held on computer, in accordance with our privacy policy. We execute appropriate protection of all personal information retained.
